
Multiple suburbs of Philadelphia made an appearance on Niche’s list of 2025 Best Places to Live in America.
Niche ranked places across the country based on several key factors, including location, quality of local schools, crime rates, housing trends, employment statistics and access to amenities. Here are the Philly suburbs that made the top 50.
3. Chesterbrook
The third best place to live in 2025, Niche also named Chesterbrook the No. 1 Best Suburb to Live in America, No. 1 Best Place to Live in Pennsylvania and No. 1 Best Place to Raise a Family in America.
The Chester County suburb has a population of 5,439, and most residents (64%) own their homes. Chesterbrook’s array of restaurants, coffee shops and parks offer residents many things to do, and the public schools are highly rated.
According to Niche, the median home value in Chesterbrook is $432,300, and the median rent is $2,618 per month.
11. Ardmore
In 11th place, Ardmore also ranks No. 2 on Niche’s Best Places to Live in Pennsylvania. Located in Montgomery County, the suburb has a population of just over 14,000. Ardmore offers an urban suburban feel, with many things to do and many young professionals living there. The suburb’s public schools are also highly rated.
About 62% of Ardmore residents own their homes, which are valued at a median of $446,300. Niche reports the median rent as $1,680.
13. Penn Wynne
At No. 13, Penn Wynne, population 6,220, was also named the No. 3 Best Place to Raise a Family in America. The suburb, which is located in Montgomery County, also offers an urban-suburban feel with many bars, coffee shops, parks and other attractions. Penn Wynne attracts many retirees, and its local public schools are highly rated.
A significant 84% of residents own their homes in Penn Wynne. The median home value is $532,200, and the median rent is $2,291.
41. Swarthmore
Making the top 50, Niche also named Swarthmore as the No. 1 Best Place to Live in Delaware County. The Philly suburb is home to 6,524 residents and also offers various things to do and see. Many young professionals live in Swarthmore, and the suburb is home to Swarthmore College, a private liberal arts institution. Again, the public schools here are highly rated.
In Swarthmore, 75% of residents own their homes, and the median home value is $557,900. Renters pay a median of $1,493 per month.
Bonus
86. Aspinwall – Pittsburgh
The only other Pennsylvania place to make Niche’s top 100 Best Places to Live in America was Aspinwall, a suburb of Pittsburgh. At No. 86, the suburb has a population of 2,866. It’s located in Allegheny County and offers a dense suburban feel with various attractions. Families enjoy the suburb’s highly rated public schools, and the area attracts many young professionals as well.
Niche reports that 62% of Aspinwall residents own their homes, and the suburb’s median home value is $377,300. The median rent is $1,222.
