The state’s median home price was up 5.2% year over year in November, according to the latest housing report prepared for the Pennsylvania Association of Realtors®. November’s median sales price was $305,000, compared to $290,000 in November 2024.
The median sales price jumped 1.6% compared to October’s $300,000.
We’re seeing home prices have remained remarkably steady throughout the year, providing a sense of stability for both buyers and sellers as the market continues to adjust to changing conditions. With this steadier pricing environment, homeowners are benefiting from rising equity, showing the lasting financial value of investing in a home.
The number of homes on the market increased 3.4% compared to this time last year. That number fell slightly to 41,200 in November from the previous month’s 43,600.
We’re seeing at least four months of inventory in nearly every price range under $875,999. The outlier is the $250,000 to $374,000 price range, with just 3.7 months of inventory. Higher price points are seeing more inventory: $875,000 to $999,999 has 5.1 months of inventory; $1 million to $1.99 million has 6.7 months and $2 million and up has 14.7 months.
This year, we’ve seen a gradual upturn in listings. With more homes coming onto the market, consumers have greater flexibility as they navigate their housing decisions.
Sales fell less than 2% year over year to 9,200 in November, compared to 9,380 last year. Sales were down 17% in November compared to October.
Continuing to talk about the value that Realtors® bring to the real estate transaction is so important. The National Association of Realtors® 2025 Profile of Home Buyers and Sellers shows that 91% of sellers sold their home with the assistance of a real estate agent, up from 90% last year. For sale by owners was at an all-time low at just 5%. And buyers use an agent 88% of the time for their transactions.
