Pennsylvania Home Sales Show Seasonal Decline in July

The state’s housing market remained relatively steady in July, compared to the previous month, according to the latest housing report prepared for the Pennsylvania Association of Realtors®.

Home sales fell 10%, from 13,000 in June to about 11,700 in July, and were down nearly 4% from a year earlier. The number of listings on the market was nearly the same in July at 45,944, but was down 3.7% from last year. Listings are up about 30% from the low in 2023, with about 35,400 on the market in July.

The National Association of Realtors® reported that existing-home sales decreased by 1.7% month over month and increased by 0.7% year over year. The Northeast saw a 2% month-over-month increase and increased by 0.7% year–over–year, unchanged from July 2025. The median sales price for the Northeast was $563,800, up 5.2% from the previous year.

The median home price edged down slightly by 3% in July to $330,000, down from the all-time high of $340,000 in June, reflecting a modest shift in the market while remaining stable overall. The median home price was up 4.7% year over year.

The smallest inventory level was in the $250,000 to $249,999 price range, with just 3.9 months of inventory, while the overall state inventory level hit 4.57 months. That’s about the same as it was last year at this time. The highest inventory levels remain at $2 million and above, with 13.6 months of supply available.
