April 14-20 is the best time to sell your house this year, according to Realtor.com.
“The third week of April brings the best combination of housing market factors for sellers,” Realtor.com Senior Economic Research Analyst Hannah Jones said. “The best week offers higher buyer demand, lower competition from other sellers and fewer price reductions than the typical week of the year.”
Historically, home prices during this time have been higher than other times throughout the year, with median home prices nationwide 1.1% higher and homes costing about 10.4% more than they did earlier in the year.
Realtor.com reports several key findings about selling this week:
- Sellers could collect about $7,400 more at closing
- Homes are expected to list for a median of $34,000 more than at the beginning of the year
- Listings generally receive 18.4% more views during this week
- Data suggests for-sale homes will fly off the market in nine days, which is 17% faster than an average week
- There are usually 13.7% fewer home sellers during the best time to list
“Traditionally, the spring housing market offers great selling opportunities,” says PAR President Preston Moore. “With more people looking to buy a home, demand is higher, and sellers are more likely to receive offers. This may be especially true after the snowy winter we experienced in Pennsylvania. As the weather warms, buyers become more interested in purchasing a home and getting ready to move. Working with a local Pennsylvania Realtor® helps to ensure that home sellers receive the best offers for their homes this spring.”
