Reading and Lancaster Named Fastest Moving Markets of 2025

Last year, Reading and Lancaster were two of the fastest moving housing markets, with homes in both locations spending a median of only 32 days on the market, according to Realtor.com. In a three-way tie with Springfield, Massachusetts, they ranked number one.

Lancaster has been consistently praised as one of the best small cities in the country, as well as a top place to retire. With a median November listing price of $395,000 according to Realtor.com, the city offers something for everyone at more affordable prices than larger metros nearby.

“Lancaster has long been an exciting place for perspective transplants, partially because of its easy proximity to cities like Philadelphia, Washington, D.C., and New York,” notes Christina Diehl, president of the Lancaster County Association of Realtors®. “Over the past two decades, it has grown even more enticing as it rivals those cities with the constant additions of world class restaurants, lounges, retail options and a convention center. There’s always something to do in this friendly, small city with big city amenities.”

Reading often appears alongside Lancaster on lists highlighting the best places to live. The city has also been named a hot market in recent years, as well as another top place to retire. Realtor.com reported a median listing price of $319,990 for homes in Reading in November.

“Reading’s recognition as one of the fastest-moving housing markets reflects the excitement and confidence buyers have in Berks County,” says Melissa Fox, Reading-Berks Association of Realtors® president. “Our region offers affordability, accessibility and a quality of life that continues to attract new residents, strengthen our communities and position Reading for long-term growth and success.”
