Marking Fair Housing Month

Fair housing is a cornerstone of ethical real estate practice. April is National Fair Housing Month, which commemorates the passage of the Fair Housing Act in 1968.

Realtors® play a key role in ensuring that all individuals have equal access to housing opportunities. Fair housing laws at the local, state and national levels were created to prevent discrimination. Understanding and adhering to these laws not only ensures compliance but also enhances real estate professionals’ reputations and fosters trust.

Fair Housing Act

The Fair Housing Act prohibits discrimination in housing based on race, color, religion, sex, disability, familial status and national origin. Violating fair housing laws can lead to legal consequences, including fines and license suspension.

In the commonwealth, the Pennsylvania Human Relations Act was established in 1955 to prohibit discrimination in housing, employment and other areas.

In addition, the National Association of Realtors® Code of Ethics explicitly states that Realtors® must provide equal professional services to all individuals, ensuring that no client or customer faces discrimination. Upholding these ethical standards strengthens the credibility and trustworthiness of a Realtor® within the community.

NAR Fair Housing Education Requirement

Real estate agents must stay informed about fair housing laws and best practices through ongoing education. The National Association of Realtors® now requires its members to complete qualified fair housing/anti-bias training by Dec. 31, 2027. Members can also complete the NAR’s revised Fairhaven 2.0: Essential Fair Housing Education online program to count for the fair housing anti-bias training.

Embracing fair housing can lead to expanded business opportunities. By serving all segments of the population, agents can tap into a broader client base, leading to increased referrals and long-term success. Promoting inclusive marketing strategies and equitable client interactions also enhances an agent’s reputation, setting them apart in a competitive industry.
