East Stroudsburg Makes Lists for Having Both Affordable and Available Housing

As home prices continue to reach record highs, there are many buyers looking to both find a property and find one that is affordable.

Whether it’s for their first-home or a vacation home, East Stroudsburg is an ideal location for those looking for more affordable housing, Realtor.com® found. The site recently named East Stroudsburg the second most affordable place to buy a vacation home in the U.S., as well as seventh in the list of metros with the most listings.

“East Stroudsburg includes large private communities, developed decades ago for the secondary and vacation home market. In time, the homes in these developments became more and more primary residences, creating a bit of a void for vacationers,” said Mike Ionescu, president of the Pocono Mountains Association of Realtors®. “One of the reasons I came to invest in the Pocono area back in 1982 was the low real estate taxes. The other was the beautiful area that always attracted tourism.”

Ionescu said both low real estate taxes and prices still remain low today, continuing to attract both tourists and year-round residents. Additionally, the area is quite close to New York City, as well as Philadelphia and New Jersey, making it an ideal location for remote workers or second-home shoppers. It also offers activities for all four seasons, including skiing, swimming and shopping.

With a median home price of $297,300 in East Stroudsburg in March, it is significantly less than the national median, which is more than $100,000 over at $405,000 for the same time period. Additionally, there were 6.2 new homes per capita being added in March.

“The future is bright here in the Poconos,” added Ionescu.
