Nationwide, downsizing from a four-bedroom to a two-bedroom home frees up an average of $200,000 in net gains, according to StorageCafe.
While downsizing may not pay off as much in some metros, in other metros, it makes all the difference. StorageCafe ranked Pittsburgh the 11th best city where downsizing pays off the most. Research shows the following figures for Pittsburgh:
- Downsizing gains index: 75%
- Downsizing savings: $182,520
- Home value: $243,355
- Four-bedroom home value: $397,940
- Two-bedroom home value: $178,018
- Tax savings per year: $1,573
In comparison, the number one best city for downsizing was Dallas, where the downsizing gains index was 120%, saving an average of $372,796.
Last year, downsizing was most commonly a reason for moving for those ages 45-59, followed by those 60-69, according to the National Association of Realtors® 2025 Home Buyers and Sellers Generational Trends report.
