Home Flipping Profits Falling

Home flipping profit margins fell to their lowest level in 17 years in the second quarter of 2025, according to ATTOM Data. Quarter-over-quarter, activity declined slightly. 

In Q2 2025, a total of 78,621 single-family homes and condos were flipped, accounting for 7.4% of all home sales from April through June. Compared to Q1 2025, this is an 8.3% decrease. Year-over-year, home flipping activity dropped 0.1%. 

ATTOM reports that the national ROI of home flipping projects was 25.1% gross return in Q2 2025, which was down from 26.4% in Q1 2025. This is also the lowest it’s been since Q2 2008. Further national home flipping data shows: 

  • National gross profit: $65,300 
  • Median purchase price: $259,700 
  • Median resale price: $325,000 

Notably, the median purchase price is the highest on record since 2000, and the national gross profit is down 13.6% YoY. 

What about Pennsylvania? 

In Q2 2025: 

  • 2,431 homes were flipped (6.5% flipping rate) 
  • The gross flipping profit was $105,306 (down from $114,600 last year) 
  • The gross flipping ROI was 70.2% (down from 84.6% last year) 

The data shows that while home flipping activity has remained relatively stable, profits are falling faster.
