The importance of home staging for clients selling their houses is well-know. But does your home staging advice change with the season?

Now that fall is fully here, pass along these five tips from Ronique Gibson to your clients to help them spice up their homes for upcoming showings and open houses this fall.

Liven Up Your Interiors With Better Lighting

It’s a well-known fact that days are shorter in autumn and winter than in spring and summer. The short days can take their toll on buyers coming to see your home. Brighten your home and make their day. You can install warm light bulbs in your lighting fixtures and turn lights on as soon as the sun sets. Open window treatments in rooms that get a lot of sunlight. No matter the time of day, your interior should be bright and airy. Good lighting can help you to emphasize your home’s standout features.

Highlight the Fireplace

Most buyers want to picture themselves entertaining and relaxing in your staged home. You can light a fire in your fireplace to add warmth to the space. Fall months can be chilly and you don’t want potential home buyers to remember your home for its coldness. Most buyers picture themselves relaxing in front of the fireplace during fall. If they find a crackling fire in your home, they will know they are home.

You can position furniture to face the fireplace, making it the room’s centerpiece. You can also adorn the mantel with accessories or artwork to draw attention to it.

Concentrate on Comfort

Everyone wants to be in a cozy home during the chilly months, and buyers are no exception. Create a cozy atmosphere to lure home buyers to linger in your home and admire it all the more. Add throw pillows and throws to your chairs and sofas to enhance their comfort. Make buyers realize how comfy they will be during fall if they buy your home. Pile firewood in the fireplace, put out some decorative candles, and add other items that will make buyers feel relaxed in your home.

Bring the Aroma of Fall into your Home

There is nothing like the wonderful aroma of cinnamon and apples, especially during autumn. Before a showing, burn a cinnamon-scented candle or make some apple cider and throw in some cinnamon. If you make cider, serve it to buyers so they can enjoy themselves. You can also display bowls of fall fruits or vases of foliage. Smells are connected to emotions, and exploiting the aromas of fall will bring to mind treasured memories.

When incorporating autumn scents, be sure to choose only a few. These will give your home a fresh feeling and create a welcoming ambiance.

Keep Decorations Tasteful and Minimal

As with everything else, moderation is key. While staging is of utmost importance, you must not go overboard. If you do, you might go over budget, over-stage your home, and drive buyers away. Fall is filled with holidays and you might be tempted to over-decorate. Don’t. Over-staging is a grave mistake buyers won’t overlook. Keep in mind that buyers come to see your house, not your fall decorations.

Selling your house can be a challenge these days. Many home sellers do all they can to increase their chances of attracting buyers. If you want to magnetize autumn buyers, utilize these fall home staging tips. There’s no question that fall is a beautiful season. It is filled with gorgeous natural elements that can transform a home. Capitalize on Mother Nature’s gifts and you may sell your home before the year comes to an end.
