In Pennsylvania, May through August are best months to sell
June 28 is the perfect day.
Well, if you are looking to sell a house, that is. According to a recent report from ATTOM Data Solutions, across the country, homes sold on June 28 offered, on average, a premium of 9.1 percent for sellers. The median home sale price was $204,000, compared to an estimated value of $187,000.
Interestingly, the second best day to sell a home is Feb. 15, which contradicts the typical warmer-weather higher sales prices. Homes sold on Feb. 5 sold for 9 percent above market value, with the median home price being $169,000, compared to the median estimated value of $155,000. May 31 rounded out the top three, where sellers typically see a premium of 8.3 percent above market value, with homes selling for $207,000, with a market value of $191,189. May 29 came in fourth, with a 8.2 percent premium for sellers and June 21 was fifth, with a 8.1 percent premium for sellers.
Overall, the report found that May is the best month to sell a home, as sellers saw the largest premiums of 5.9 percent compared to other months.
Across the commonwealth, it varied depending on region. For example, May is the best time to sell in the Pittsburgh area, with sellers seeing a large premium of 11.4 percent. Meanwhile, in the Harrisburg-Carlisle region, June is the best time to put a home on the market, as sellers saw a 6.9 percent premium on their homes. The Lancaster area market is best for sellers in July, where they see, on average, a premium of 2.2 percent. Finally, August is best for the Scranton/Wilkes-Barre/Hazleton area. Sellers there saw a premium of nearly 14 percent, the most of any region in the state.
