Most Used Keywords in Home Listings

When listing a property this year, most Realtors® wanted to advertise how much space there was.

According to Point2, the most-used words in home listings in 2022 were garage, patio/porch, yard, fireplace and storage. Other popular words in the top 10 included walk-in closet, full bath, open floor plan, pool and basement. For condo listings, parking and storage were the top two most-used words, followed by pool, garage, within walking distance, patio/porch, great location, walk-in closet, full bath and stainless steel appliances. Meanwhile, home offices, which skyrocketed in popularity throughout the pandemic, was not even in the top 100 in 2022.

For listings between $100,000 and $1 million, both yard and patio/porch were the leading features, whether the home was listed for $100,000 or $1 million. For luxury listings, fireplace was the most commonly used, followed by patio/porch and yard. A chef’s kitchen was the second most-used word in listings $5 million or more.

While adjectives can be subjective, there were a few that were used over and over in listings. Spacious was the most commonly used adjective, followed by new, primary/master, open, full, great, beautiful, private, main and updated/upgraded.

Location also had an impact on what was most popular. In the Northeast, full bath was the most used, while, garage was most popular in the West and Midwest and patio/porch in the South.

For rental properties, the most used feature/amenity word was pool by a landside. Within walking distance was popular, as was parking, great location, stainless steel appliances, patio/porch and yard.

Whirlpool, Sub-Zero and Wolf were the most commonly cited brands in the real estate ads.
