When are potential clients online?

Online listings invite aspiring buyers to admire their favorite homes anytime of the day, but new analysis from HomeFinder.com, an online real estate listing service, shows that across the U.S., home searches occur in the wee hours of the morning.
According to HomeFinder.com data, 18.5 percent of all home searches across the U.S. are made from 4 a.m. to 10 a.m.
HomeFinder.com analyzed its database of current listings to find out which cities have the highest percentage of searches conducted early in the morning and late at night. According to the data, Philadelphia ranks third among the top five cities with 17.10 percent of home searches occurring between 10 p.m. and 4 a.m.
A higher percentage of “night owls” search for homes using mobile devices than early-morning searchers, according to HomeFinder data. In Philadelphia, for example, 51 percent of searches are from a mobile device.
According to the site, there are two categories of house hunters – early birds and night owls.
- Early birds: These early rising home searchers start their day by scoping out the latest homes to hit the market. Across the U.S., 18.5 percent of all home searches are made from 4 a.m. to 10 a.m.
- Night owls: These nocturnal home searchers cure their insomnia by searching available home on the market after the sun goes down. Across the U.S., 11.4 percent of all home searches are made from 10 p.m. to 4 a.m.
