That’s what Generation Z is looking for when searching for a home, said Georgianna Oliver, founder of Package Concierge. Generation Z is generally defined as those born from the mid-1990s to the early 2000s.
“They want to be able to do everything themselves,” said Oliver. “We are looking to continuing to provide amenities that do that. So many people love to work from home, and they value time with friends, family and pets. They have coffee shops in apartment buildings and private work spaces and conference rooms instead of gigantic movie theaters or game rooms. They want to make it so people can coexist in their communities.”
Oliver said many Generation Z members are looking for a community feel in a property location. “This generation is very urban. They want to be right there in the city. They want to walk. They want to be accessible. They want to have a pet. They aren’t looking for the high-rise kind of world, but more the mid-rise,” she said. “They want outdoor entertainment, and places where they can just hang out and make friends with neighbors.”
Despite the advance of virtual tours and other technology, Oliver said she believes Generation Z will still want to see properties in person.
“I think that one of the things we noticed with millennials and Generation Z is that they still want to see the property. They are looking at their phone the whole time. They are looking at the comments about the community. They are reviewing things while you’re talking. They are moving quickly. Realtors® want to illustrate all the details.”
“They move so much more quickly, and they have already done so much research, they just want to see it to believe it and then they’re done. It’s very much on their phone. It’s great to have that interaction with them,” she added.
Oliver also said that virtual tours are the future of real estate, but Generation Z is just not there yet.
