When is the best time to put a home on the market?

Time for your sellers to stage their homes and get them on the market.

According to a recent realtor.com® study, homes that are listed soon will get more views, sell faster and have less competition.

This year, the report predicts that listing between March 31 and April 6 will lead to homes having 14 percent more views, 5 percent less competition and sell nearly a week quicker. Not only that, these homes are most likely to have 6 percent higher prices, average $17,000 more than the typical listing and are 1 percent less likely to have to drop the price.

“June is often considered the peak of home buying season, but our analysis found the first week of April is best for sellers looking to maximize list price, and also reduce the risk of price cuts and competition from other sellers,” said Danielle Hale, chief economist for realtor.com®. “Given the time it takes from listing to close, putting a home on the market in early April positions sellers to attract buyers seeking to close and move before the beginning of school year.”

Realtor.com® also provided analysis of the 50 largest cities in the country. For 29 of the cities, the first week in April is the best time to list. The Philadelphia metro area is no exception. In that first week of April, it is estimated that homes will be listed for 7.5 percent more and receive 14.4 more views than other weeks of the year. The homes will be on the market for 11.3 percent less days, and there will be 2.9 percent less listings. It is 1 percent less likely that the homes will have to drop the listing price.

In the Pittsburgh area, it’s best to wait two weeks. The ideal week to list is April 14. It is estimated that homes will be listed for 8.9 percent more and see 10.3 percent more views compared to other weeks of the year. The home will be on the market for 8.4 percent less days, and there will be 2.5 percent less listings. It is 0.4 percent less likely that the home will have to drop the listing price.
