RPR’s new Comps Analysis Express allows Realtors® to instantly create CMAs via app

by Kelly Leighton on

“Realtors® are mobile, they are always in the field with consumers, and consumers are always asking about value,” said Realtors Property Resource®‘s Reggie Nicolay.

RPR recently launched Comps Analysis Express, a way for agents to create Comparative Market Analysis right from a phone or tablet in four steps.

“We’ve had Realtors Valuation Model® for some time,” said Nicolay. “But the latest we are offering is CMA Express, a mobile CMA. Now from anywhere, with four steps, a Realtor® can do it on the go. We have received requests for a few years now to do this feature, but we really wanted to deliver right. We wanted to make sure it was mobile-friendly. We took the time to see how users are using the app, and allowed us to give features they would appreciate for CMAs.”

Once in the app, agents confirm the home facts, and can update any data that is incomplete or inaccurate, and then they can search for comparable properties via a map or features list. Next, agents review the comparable properties they have selected and confirm the ones they want in the report. Finally, agents confirm the price, price range and then generate a report to send to clients via text or email.ail or text.

“I think the map will really help Realtors® identify comparable properties,” he said. “You can identify certain traits of a home, just by by tapping directly into one of the comparable properties to view more.”

“It comes down to the fact that the process is streamlined. It is accessible by anyone. All you need is a thumb, and eyes to scan. It’s no more complex than searching for similar properties. You can take care of it on the spot. At the end of the day, you don’t want to go back to your office to do it,” he added. “You have the knowledge and ability to do it anytime, anywhere.”

I am certain it has its benefits but I did a CMA for property yesterday and when I tried the comp analysis there several properties that did not return in the search.

Also, in order to give a true CMA we need to compare property condition, therefore this four step process, though quick, is not as accurate as I need it to be.

The other thing I would like to see would be sorting the properties based upon status.

I already have the RPR app installed on my phone. Do I need to uninstall it and reinstall to see the Comps Analysis Express option?

Hi Joan, All you need to do is update the app. No need to uninstall. Then go to the property details page of any property and you will find the button “Create Comp Analysis” in the Location Details section.
