Who will be buying in 2019?

According to a recent report from realtor.com®, Hispanics, women and millennials will be more prominent in homebuying in the future.

The site analyzed the names on home sale deeds to determine what demographics saw increases, and what to expect in 2019 and beyond.

Covering 2018 home sale deeds, more names traditionally associated with Hispanic culture gained popularity, according to the report. Buyers with traditional Hispanic names grew 4.1 percent year-over-year and partially Hispanic names increased 3.7 percent year-over-year. In fact, more than a quarter of the fastest-growing names on housing deeds were traditionally Hispanic names last year.

On home sales deeds last year, three of the top-five fastest growing names were typically female names (Hannah, Austin, Alexis, Logan and Taylor). The top overall names (Michael, John, David, James and Robert) on deeds continued to be male, but these all saw decreases of 3 to 5 percent. The data found that single women are one of the most rapidly growing demographics in the housing market.

The report also found that buyers with “millennial” names grew 5.3 percent, while those with names associated with Generation X increased 0.8 percent. Both boomer and Silent Generation typical names dropped in percentage for housing deeds.

“First names associated with women—especially millennial women—saw a significantly faster level of home sales growth in 2018, giving us a sneak peek of homeownership trends in 2019,” says Javier Vivas, director of economics research at realtor.com®. “Hispanics and millennials’ names overall also saw a surge in home purchases last year. If these buyers can continue to break through the affordability barrier, they are likely to make up a larger share of owners than ever before and dominate the market for years to come.”
