New app helps quickly calculate clients’ office space needs

When finding an office space for your client, how do you—or they—know exactly how much space they need?

Real estate advisory firm Keyser recently launched the Keyser Office Space Calculator iOS app to help office tenants quickly estimate how much office space they truly need.

“The new Keyser iPhone app is simple, user-friendly, and in five to seven minutes, can give the average office user a good feel for how much space they need,” said Keyser founder Jonathan Keyser.

When opened, the app asks you how many offices your client wants (including types, such as executive or small), how many workstations (including what size cubicles your client requires), how many conference rooms (once again, asking size), what type of reception area, number of copy and storage spaces (like a copy room or storage closet), employee areas (such as a break room or a fitness area) and whether your client needs an IT or server room.

Once you plug in your client’s preferences, including how many of each type of space, the app will calculate the needs, which includes circulation, usable space and a load factor, ultimately giving you the total for the rentable square feet your client needs.

You can then email the results to yourself and your client as you begin your search for their perfect office space. This can help your client save on a commercial lease by knowing their square footage requirements, and thus not renting—and paying for—more space than they truly need.

To demonstrate the app’s functionality, Keyser created two mock offices for the Beats by Dre Headquarters and Lyft’s San Francisco office, which offers a more detailed explanation of how the app can help you and your clients.

“What a great tool to help my clients decide on an office space. I can visualize a space because of my years of experience, but it is difficult to help the client see that a space will work for them. I believe this calculator will help me to put more leasing deals together,” said Susan Reese-Hartzell of the Westmoreland Realtors® Association.
